Overview
Fox Street Village is a large residential development in Liverpool, home to hundreds of residents and housing extensive communal facilities. For a number of years, My Heating Engineer Limited has been responsible for the ongoing maintenance and servicing of the site’s commercial plant rooms and critical hot water equipment. Our planned and preventative maintenance programme ensures that systems operate efficiently year-round, reducing the risk of unexpected breakdowns and costly repairs.
By carrying out regular inspections, performance checks, and timely component replacements, we help to extend the lifespan of key infrastructure while maintaining a comfortable living environment for all residents. The Challenge
The site operates four AO Smith Cyclone water heaters, each delivering 120kW of energy. Together, they supply uninterrupted hot water to 236 showers across the complex, 24/7, 365 days a year. With such a high demand, reliability and performance are absolutely essential to avoid downtime and inconvenience for residents. Regular monitoring and preventative servicing ensure these systems continue to operate at peak efficiency, even during periods of maximum usage. This proactive approach not only safeguards resident comfort but also helps optimise energy consumption and control operational costs for the building management team.
Our Approach
To ensure maximum reliability and performance, we provide a Planned and Preventative Maintenance programme designed specifically for the site’s usage patterns:
- Bi-annual Overhaul – Twice a year, each water heater undergoes a full strip-down service and inspection. This includes thorough cleaning, testing, and replacement of any worn components to maintain efficiency and extend equipment life.
- Two Additional Interim Services – Scheduled on either side of the busy winter season to ensure the system is performing at peak capacity during the months of highest demand.
- Proactive Monitoring & Rapid Response – Our engineers maintain close contact with the site management team, ensuring any issues are addressed quickly to prevent disruption.
